Top Tips For Sellers

  1. Never forget the impact of ‘Curb Appeal’.  Your property needs to entice and excite a potential buyer, drawing them in and making them want to see more.  What they don’t want to see is dead plants and dirty windows!  Remember they must be able to imagine themselves living in your home. Make sure you tidy up, sweep the drive, path or front step.  If you are in communal flats then clear away old mail and vacuum the stairs and or hallway.  Put up hanging baskets and pot plants. Have the windows cleaned and mow the lawn.

  2. Once a potential buyer is inside the magic needs to continue.  A tidy hall with coats hanging up and shoes put away will instantly give the feeling of space and calm, just what coming home should be like.

  3. A neutral colour scheme allows people to imagine their own belongings in your home.  No one is saying paint beige and white throughout, just remember to keep your personal taste under control.  Huge wooden masks and tapestries on the walls may be a great conversational point, but they can take the focus away from the mission at hand; to sell your property quickly and for the best price.

  4. Air your property thoroughly before a viewing.  If it is summer this will give a lovely fresh smell.  If it is a bit chilly outside a well aired house will heat up in a much cosier way once the heating comes on than one full of stale air.

  5. Keep the bedrooms as they were intended; with beds.  A study is very useful but bedrooms increase the value of the property and many people find it difficult to visualise a double bed in a room which only has a desk and a bookshelf.

  6. Flowers, candles and the smell of fresh coffee may sound like clichés but can seriously add to the feeling of homeliness and create a wonderful atmosphere.

  7. Be ready to answer questions. Where is the local pub/restaurant/library?  What are the local schools like?  Not everyone will research fully before coming to see your property.

  8. Be friendly and welcoming, give the viewer time to look around, don’t crowd them or bombard them with questions.  They are your customer!

  9. Know your competition – What have other properties in your road sold for?  What is the highest price?  What do you have that they don’t?

  10.
